What is a Home Evaluation
A home evaluation is a report put together by a REALTOR® to give you an idea of what your house will be able to sell for, and is not the same as an appraisal. A home evaluation compares your house to other houses like yours on the market. In order to complete a home evaluation you will need to provide some details to your REALTOR®. An appraisal must be done by a licensed appraiser and is mainly for the purpose of financing a new home.
Home Value and Pricing Questions
How do I know what price to list my home at?
Setting the right price is one of the most important steps when selling your home. A REALTOR® will typically prepare a Comparative Market Analysis (CMA), looking at recently sold homes and comparing factors such as location, size, age, condition, renovations, lot size, views, garages and other features.
They’ll also consider current listings, homes that haven’t sold, and overall market conditions to determine a realistic price range for your property.
Ultimately, the market determines what a home is worth. A REALTOR® combines local market knowledge, current data and professional experience to help you choose a competitive pricing strategy that fits your goals.
What is the difference between assessed value and market value?
Assessed value is determined by BC Assessment for property-tax purposes. It is calculated using standardized methods to assess millions of properties across the province, rather than being an individual, current appraisal of what a home would sell for.
Market value, on the other hand, is essentially what a buyer is willing to pay and a seller is willing to accept in the current market. A REALTOR® or appraiser can estimate market value by looking at current market evidence, including recent sales of similar properties, location, size, layout, bedrooms and bathrooms, renovations, lot size, views, garage, yard, competing listings, and current market conditions.
Assessed value and market value are related, but they are not the same thing. Two homes that were built around the same time could have very different conditions or levels of renovation and still have similar assessed values.
For a home being prepared for sale, a Comparative Market Analysis (CMA) uses recent sales and other relevant market information to help determine a realistic current market value.
